Gander Mountain

IPS Group worked with Oppidan, Inc. to design and build a new 75,000 square foot, $9 million retail facility in College Station, Texas.  In order to meet Oppidan’s aggressive construction schedule and Gander Mountain’s targeted opening date, IPS led a design team of one urban planning firm, one surveying firm and three civil engineering firms.  IPS Group customized a fast track permitting and design process that was negotiated with city officials.  This fast track process resulted in building permit issuance within 30 days.  IPS Group oversaw every aspect of the project including development agreement negotiation for infrastructure, rezoning, platting, site planning, site-civil engineering and permitting.  The project involved meetings with adjacent neighborhoods resulting in support from these neighborhood residents during the zoning hearings.  The final result was a $9 million dollar facility that was completed ahead of schedule and is now a great asset to the City of College Station and surrounding communities.

Wolf Pen Creek Condos at George Bush East

IPS Group was successful in a rezoning request for the JP Miles Construction Corporation which enabled the investment of a 4.3 million dollar multi-family development along a creek corridor in a special design district.  IPS then facilitated the platting, site plan and landscape plan development for the project.

The Lofts, Wolf Pen Creek

IPS Group facilitated the design and development of a mixed use facility consisting of 264 residential units and over 9,000 SF of first floor retail.  The project involved rezoning, parkland dedication, a height variance, easement and right-of-way negotiation, platting and site design.  This state of the art mixed-use facility is the first of its kind in College Station, Texas and will anchor the Wolf Pen Creek zoning district.  The Lofts will tie in seamlessly to the overall Wolf Pen Creek Master Plan through pedestrian trails, outdoor dining, and an urban public plaza complete with fountain, sculptures and decorative lighting.

Fish Daddy’s Restaurant

IPS Group took the lead on coordinating the site plan approval and issuance of permits for the new Fish Daddy’s restaurant in The Gateway center on University Drive in College Station.  Other elements of the project included working with local utility companies, city staff and the City Council on relocating utilities and public easements on the site.  John Welsh of Maroon City Partners, Ltd. took an unsuccessful restaurant with severe fire damage and turned it into a first class restaurant that is now an asset to the community.

Burger King

IPS Group facilitated the redevelopment of a prominent corner property at Texas Avenue and State Highway 6 in College Station, Texas.  The proposed retail center included a new Burger King restaurant.  The City denied the initial commercial rezoning request.  Subsequently, the IPS Group was hired to develop a strategy to gain approval for the new restaurant.  IPS Group conducted a meeting with the adjacent neighborhood in which specific uses were negotiated as part of a planned development district.  This partnership between Burger King and the adjacent homeowners was critical to the success of the rezoning and the overall development.  The neighborhood attended public hearings before the Planning and Zoning Commission and City Council supporting the new development.

River Oaks Condos

IPS Group was successful in gaining approval for an upscale condominium project in the City of College Station’s Wolf Pen Creek design district.  This project incorporates a critical piece of property within the Wolf Pen Corridor that connects to an established trail system leading residents and visitors through the park, to an outdoor amphitheater, restaurants and retail opportunities.  IPS Group worked directly with the Design Review Board, Planning and Zoning Commission and City Council to make this facility a reality.  The property owner invested more than $20 million dollars in this first class, 96 unit development.

Arctic Wolf Ice Rink, College Station, Texas

A multi-million dollar recreational facility was constructed in a Wolf Pen Creek design district in College Station, Texas.  A team of experts in both the public and private sector were given the task of designing, reviewing and approving all elements of site and building development.  The ice rink required an aesthetic review by a City Design Review Board and a customized fast track review system in order to meet their aggressive construction schedule.  The fast track system authored by Natalie Ruiz of the IPS Group and was tailored to this specific project.  This customized system and public/private sector partnership allowed for a record groundbreaking timeline.
